This role is suited to a senior Project Manager capable of delivering complex construction projects safely, on time, on budget and to the required quality standards.

Project Details

The successful Project Manager will be responsible for managing and delivering an ongoing premium leisure and resort construction project in the Maldives.

This is a site-based Project Manager role that will involve overseeing construction project execution, monitoring site progress, coordinating contractors, consultants, and vendors, and ensuring that all works are delivered in line with the approved programme, budget, quality standards, safety requirements, and client expectations.

Responsibilities and Duties

The Project Manager will be responsible for the successful site-based delivery of an ongoing construction project in the Maldives.

This will include managing daily project activities on site, monitoring progress, controlling costs, resolving risks and issues, and ensuring effective communication between all project stakeholders.

  • Oversee ongoing construction project activities on site to ensure alignment with the approved project plan
  • Track project progress, milestones and deliverables, identifying and resolving delays or issues promptly
  • Conduct regular site inspections and review progress reports
  • Verify compliance with project specifications, contract requirements and quality standards
  • Coordinate site teams, contractors, consultants and vendors to support smooth project delivery
  • Monitor project budgets, expenditure and resource utilisation to support cost-efficient delivery
  • Review and approve purchase orders, invoices and change orders in line with project requirements
  • Optimise workforce allocation to meet project timelines, quality expectations and programme commitments
  • Identify project risks and implement effective mitigation measures
  • Resolve operational and technical challenges, escalating critical issues where required
  • Manage scope changes and ensure proper documentation and stakeholder approvals are in place
  • Maintain high standards of quality, safety, environmental and regulatory compliance throughout the project lifecycle
  • Conduct audits and inspections to ensure adherence to contracts, specifications and site standards
  • Act as a key site-based point of contact for clients, consultants and internal project teams
  • Provide timely project updates, progress reports and dashboards to senior management and client representatives
  • Lead coordination meetings and address client concerns professionally
  • Maintain accurate project documentation, including site logs, progress reports, change orders and correspondence
  • Prepare periodic reports covering project performance, budget status, risks and KPIs
  • Ensure records are complete and ready for final project handover and audit
  • Manage project closure, including handover, commissioning, warranty support and client feedback
  • Conduct lessons-learned reviews to identify best practices and areas for improvement

Desired Skills and Experience

Suitable candidates for this site-based Project Manager job in the Maldives will need strong construction project delivery experience, excellent leadership skills and the ability to manage complex programmes, multidisciplinary teams and demanding site conditions.

  • Minimum 15 years’ experience managing construction projects, ideally in challenging locations
  • Strong experience delivering ongoing construction projects from execution through to completion and handover
  • Proven ability to manage multidisciplinary teams, contractors, consultants and client representatives
  • Strong site management, project planning, monitoring and reporting skills
  • Experience managing complex project schedules, milestones and deliverables
  • Good understanding of project budgets, cost control, change control and resource management
  • Strong contract management and commercial awareness
  • Ability to identify risks, resolve issues and implement practical mitigation measures
  • Strong leadership, team management and decision-making skills
  • Excellent communication, negotiation and conflict resolution abilities
  • Good working knowledge of project monitoring tools such as Primavera, MS Project, AutoCAD and MS Office
  • Strong analytical and problem-solving skills
  • Ability to work under pressure and adapt to evolving project needs
  • Experience working in an international or overseas construction environment would be advantageous
  • Previous experience in the Maldives or a comparable island-based construction environment would be useful but is not essential

Qualifications/Educational Requirements

  • Bachelor’s degree in Civil Engineering, Construction Management, Architecture or a related discipline is required
  • PMP, PRINCE2 or an equivalent project management certification is preferred
  • Additional professional qualifications in construction project management, engineering, contracts or site management would be advantageous
