A Project Manager is required to oversee the delivery of a large affordable housing development in Barbados in the Caribbean.

The successful candidate will lead the construction of cast-in-place concrete housing units, coordinating contractors, labour and programme delivery across a major multi-phase social housing project.

This Project Manager role relates to the construction of a large-scale affordable housing development in Barbados in the Caribbean.

The development includes approximately 560 residential homes, with around 80 houses in the first phase of the project. The homes are predominantly 2- and 3-bedroom houses, designed as cost-efficient, durable social housing.

The successful Project Manager will be responsible for the site-based delivery of cast-in-place concrete housing construction. This includes managing labour flows, site installations, scheduling and cost control while coordinating with specialist subcontractors responsible for road infrastructure and a proprietary concrete building system.

This is an excellent opportunity for an experienced construction project manager with strong knowledge of mass housing or bulk residential developments to work on a landmark Caribbean housing project in Barbados.

Responsibilities and Duties

The Project Manager will take overall responsibility for delivering a major affordable housing construction project in Barbados.

The role focuses on programme delivery, coordination of subcontractors and ensuring quality construction of cast-in-place concrete housing units.

  • Lead the delivery of a large-scale affordable housing development consisting of cast-in-place concrete homes
  • Manage construction activities for 2-bedroom and 3-bedroom social housing units across multiple phases
  • Coordinate labour resources, site installations and construction sequencing across the development
  • Manage programme schedules, construction sequencing and schedule costings
  • Interface with road infrastructure subcontractors delivering roads and external works
  • Coordinate with the specialist concrete building system subcontractor responsible for structural concrete elements
  • Ensure construction works comply with engineering design, structural requirements and local building standards
  • Monitor project progress against programme, budget and quality expectations
  • Manage subcontractors, site teams and construction supervisors to ensure safe and efficient project delivery
  • Identify and mitigate construction risks and resolve site technical issues
  • Report regularly to senior leadership on project performance, progress and resource requirements
  • Ensure high standards of health, safety and environmental management across the site
  • Contribute to the successful delivery of affordable housing construction projects in the Caribbean

Desired Skills and Experience

The ideal candidate will be an experienced construction Project Manager with a strong background in residential construction, housing developments or mass housing projects.

  • Around 20 years of construction industry experience in project management or senior site management roles (or equivalent) is needed
  • Proven experience delivering residential construction or housing developments
  • Experience working on mass housing, social housing or large-scale residential developments is highly desirable
  • Strong knowledge of construction project management, including labour planning, programme scheduling and cost control
  • Experience coordinating multiple subcontractors across large construction sites
  • Experience managing structural concrete construction or cast-in-place concrete building systems
  • Knowledge of structural engineering principles relating to residential building construction
  • Strong leadership and team management capabilities
  • Experience delivering projects in challenging or international construction environments is desirable
  • Strong communication and reporting skills
  • Experience of working in the Caribbean desirable but not essential

Qualifications/Educational Requirements

  • Degree qualified in Civil Engineering, Structural Engineering, Construction Management or similar discipline preferred
  • Strong technical understanding of structural engineering principles related to residential construction
