UK Construction Projects Overview 2016Q01

There are many UK projects that are a current talking points with recent contract awards in varying sectors and values. Quantity Surveyors, Planners, Project Managers and Claims professionals in construction are still in high demand, with work being awarded across the nation. My article this month focuses on building sector projects and outlined below is a selection of some of the major building sector projects in London including Battersea Power Station, along with a select few from other counties in the Midlands and South East.

NOTABLE BUILDING PROJECTS BY AREA

London

Battersea Development
Phase 3 of Battersea has a value of £1bn just for this phase, and will be the gateway to the power station. The northern half of Phase 3 of Battersea is now underway, and is expected to conclude in 2019. Work on the southern half is expected to commence in 2018 with a 2020 finish date. Phase 3 will comprise of over 1,300 homes. Work in 2016 is being done alongside the construction of phase 1 and 2.

£750m Shoreditch Scheme
A £750m transformation project in Shoreditch is to start in April this year. The project “square” will be surrounded with 400,000 square feet of mixed use space including various retail projects. The project will also see the construction of a 37 storey residential tower with over 400 apartments, 2 office buildings and over 250,000 square feet of commercial space, with more retail developments at the base. Construction is predicted to be complete in Quarter 1 2019.

Plans for London’s Tallest Tower
Plans have gone in for a potential 309.6m tower (equal with the Shard) in London. The building is estimated to hold circa 10,000 people at 90,000 square meters. Ths project would involve the demolition of a current building to create scope for the 73 storey tower.

£80m Southwark Canada Water Project
An £80m contract has been awarded for a building of a residential and retail 1st phase of Project Light at Canada Water in Southwark. This phase is part of a scheme that will deliver a new town centre with over 1,000 new homes and a range of other uses across a seven acre site. As well as the large influx of residential units, 150,000 square feet of retail and commercial space will also be amongst the development and 100,000 major retail store.

£170m Ram Brewery, Wandsworth, London
The first phase valuing £170m of a £600m total scheme value is set to kick off in April after a contractor handover is to take place. The scheme is a large building project and the first phase will include 338 homes. Enabling works are already underway.

£1bn Shopping Centre in Croydon (start date pushed back to 2017)
A £1bn shopping centre planned to commence in Croydon this year has been pushed back to 2017, with completion predicted in 2020/2021. The scheme is to redevelop current shopping centres to create a mixed use town scheme of around 2m square feet, which will include retail, leisure and residential projects with potential for hotel and office projects also.

Midlands and South East

£79m Cambridge University Project
A contract has just been awarded for a new £79m Cambridge University project, which will be a research facility of six stories and 18,000 square office space. The project will take circa 12 months to be on site with completion predicted circa Quarter 2 in 2018.

£180m Ashford Regeneration (project brought forward)
A £180m regeneration project including 800 new homes and new amenities has been brought forward. It is predicted to create 200 new jobs. In addition to the 800 new homes there will be a 120 bed hotel, a retail development, for which planning application is estimated to be submitted in Spring this year.

£130m University Revamp in Oxford
A £130m university revamp has been given the go ahead as a 10 year improvement scheme. The scheme will be broken down into various projects including a £20m refit of a building that is expected to be completed as soon as 2017.

£40m Student Village Project in Cheltenham
A £40m student village project has been given the green light to start being built in Gloucester. The scheme will involve close to 600 new bedrooms along with the refurbishment of over 200 existing bedrooms. A Media Centre will also be part of the project.
