Senior Commercial Manager
An exciting Senior Commercial Management role exists to work on a mega mixed use development scheme valued in excess of $1bn in the lively city of Baku, Azerbaijan.
You will work in a client-side role for one of the largest construction developers in Azerbaijan, and take day-to-day responsibility for this exciting mixed use developments, whilst reporting into the Commercial Director.
The client is looking for a proven Senior Commercial Manager with a track record of working on similar sized international mega projects for a contractor or client organisation.
Project Details
The project is a $1.3Bn mixed use, waterside development in the heart of Baku, Azerbaijan. It consists of 2 Towers which will be used for residential and commercial use respectively. A shopping mall and a hotel.
The project is underway and much of the façade and external works are now complete, with the interior and MEP work being the primary focus for the next 2-3 years.
Responsibilities and Duties
- Conducting feasibility studies, advising on procurement strategies and contract selection, writing and undertaking procurement reports. Applying the value management techniques at the outset of a project.
- Ensuring contractual terms and conditions for suppliers and subcontractors are administered.
- Providing regular cash flow forecast of expenditure.
- Providing executive month end reports.
- Managing the change management process consult with other functions to assess changes and risks to the overall project outturn.
- Producing a monthly consolidated cost/expenditure report for the section of the project.
- Reviewing potential contractor and supplier claims the adjudication of claims and make recommendations for settlement, where necessary.
- Overseeing the finalisation of contractor’s accounts and closeout contracts for the project.
- Overseeing the raising of consultant, supplier or contractor instructions as necessary for signature by approved parties.
- Providing commercial input to tender documentation as necessary.
- Overseeing the cost analysis of bid returns.
- Overseeing tender returns from contractors received on an open book basis and lead negotiation of two-stage fixed price.
- Overseeing the payment of contractors.
- Ensuring all instructions issued by the project / construction manager are reviewed for cost implications.
- Supporting the change control process and assist in identifying the cost implications of any proposed changes.
Desired Skills and Experience
- Candidates must be able to demonstrate previous experience of commercially managing large value, international construction projects, likely to be in excess of $500m
- Have a well-rounded experience of pre and post contract duties in a senior commercial role
- Be able to manage large commercial teams of mixed nationalities
- The ability to mange systems and processes to leading international standards
- The ability to mentor and develop the skills of junior staff within the team
- Excellent reporting skills
- Some experience of dealing with claims and dispute resolution would be advantageous
- Prior experience in a client-side role would be desirable, however candidates who have the proven ability to manage a project of this magnitude will be considered from contractor and consultancy background.
Qualifications/Educational Requirements
- Degree qualified in a relevant construction subject
- Professional member of the MRICS or a similar equivalent body is essential

Salary in the region of $9,000 - $12,000 per month NET (part of salary to be paid in local currency)
